Research shows that over 95% of buyers will look online at photos of a home before seeing it in person. That’s why it’s imperative that your online listing photographs are stunning.

Once buyers arrive outside your house, they will form a positive or negative impression within 15 seconds that they carry with them throughout your home’s interior.

Before you list your home, call on Birch Hill Interiors to set the stage for a successful sale. I’ll create a custom staging plan that you can choose to implement yourself, or with my additional help. It’s up to you!

in home staging Consultation • $300

This is a one-hour, in-home visit to talk about your home’s best features, use of existing furnishings, and how to make it feel bigger, brighter, and more modern.

Your in-home visit is followed by a customized, detailed plan with recommendations to enhance your home’s appeal and salability – e.g., paint color for walls, an updated chandelier, rearranging furniture, curating decor, etc. You’ll have everything you need – including what to purchase, cost and where to find it – to implement the plan on your own. Or add my on-site staging services.

ON-SITE STAGING• $100/hour

Once you have my custom staging plan, I can also help on-site in your home to bring it to life. You decide how much of my hands-on styling and installation assistance you would like: That may be simply accessorizing, using your decorative items or my styling inventory, all the way to fully arranging furnishings and décor in multiple rooms for your listing photographs and showings. Or anything in between. Let’s figure out what you need. Supplemental furniture and décor is rented on a month-to-month basis.

Home staging is the art of using design techniques to maximize a home’s potential to attract buyers, sell more quickly and for more money. In this way, staging is an investment in marketing your home, your most valuable commodity. My approach is to professionally prepare a home to sell using my practical creativity with consideration of my clients’ particular budget, to highlight its best features and distract from less-attractive characteristics. This is a strategic process that draws on design principles and creates emotional connection points.

Very few buyers are able to look past your personal style, your loved one’s photos, and your daily life. And sellers don’t always see their homes objectively. They’re used to how it looks and may be uncomfortable with change. In our competitive housing market, where buyers have many comparable choices, they are more likely to fall in love with houses that they can envision as their own. I bring a professional eye to the process to make sure that happens.

Buyers are savvier than ever before. They watch HGTV for recreation. They are well-informed through traditional and social media. And 95% of buyers start home shopping online before ever seeing a property in person. Staging sets up the house for great photographs! Besides that, only 5% of buyers can actually visualize the potential of a home, whether it’s lived in or vacant.

This depends on how involved you would like me to be in preparing your home for sale. Keep in mind that there is a greater value in staging your home to look its best before it goes on the market than in taking a price reduction if the listing doesn’t attract enough interest.
