Maybe you’ve started boxing things up and have no idea if you’re doing too much or not enough. A house that’s too empty can feel cold and uninviting, but a house that’s too full makes it hard for buyers to picture themselves there, and rooms look smaller than they actually are. You don’t have to guess which is which. I’ll walk through your home with you, room by room, and tell you exactly what should stay, what should go, and what we might add to fill in the gaps.

CONSULTATION Up to one hour – $300

Getting your home ready to sell doesn’t have to mean starting from scratch. I’ll tour your home with you, then take my own time to assess and photograph each room. The result is a detailed, customized written plan, room by room, practical and specific, built around what you already have. Follow the plan and you can stage your own home with confidence, without hiring a full stager. It’s one of the most cost-effective investments you can make before listing.

ON-SITE STAGING – $100/hour

Once you have your staging plan, I can also help bring it to life on-site, arranging furniture, accessorizing, and styling each room for listing photographs and showings. I work with what you have, supplementing with carefully chosen purchases when needed.

Home staging is the art of using design techniques to maximize a home’s potential to attract buyers, sell more quickly and for more money. In this way, staging is an investment in marketing your home, your most valuable commodity. My approach is to professionally prepare a home to sell using my practical creativity with consideration of my clients’ particular budget, to highlight its best features and distract from less-attractive characteristics. This is a strategic process that draws on design principles and creates emotional connection points.
Very few buyers are able to look past your personal style, your loved one’s photos, and your daily life. And sellers don’t always see their homes objectively. They’re used to how it looks and may be uncomfortable with change. In our competitive housing market, where buyers have many comparable choices, they are more likely to fall in love with houses that they can envision as their own. I bring a professional eye to the process to make sure that happens.
Buyers are savvier than ever before. They watch HGTV for recreation. They are well-informed through traditional and social media. And 95% of buyers start home shopping online before ever seeing a property in person. Staging sets up the house for great photographs! Besides that, only 5% of buyers can actually visualize the potential of a home, whether it’s lived in or vacant.

This depends on how involved you would like me to be in preparing your home for sale. Keep in mind that there is a greater value in staging your home to look its best before it goes on the market than in taking a price reduction if the listing doesn’t attract enough interest. Statistics show that investing 1-3% of your home’s assessed value can increase your return by 8-10%. Can you afford not to stage?
